Job Description:

The Maintenance Technician reports to the Property Manager and Maintenance Supervisor, and is directly responsible for the operation, maintenance and repair of the Sierra Ridge property.  Performs all skilled and technical duties needed to operate, maintain and repair the facility.  Serves as backup to team members.

Job Duties and Responsibilities:

 Be proficient in your customer service and interpersonal communication skills in order to effectively interact with residents, team members, ownership and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.

  1. Walk the grounds outside daily, checking landscaping, parking lot, exterior lighting, pool, other amenity areas and overall building appearance.
  2. Maintain make-ready board with all vacant- ready and vacant, not-ready units. 
  3. Order maintenance supplies and materials as needed for property exterior, service requests and unit turns.
  4. Maintain a maintenance shop that is clean and well-organized.
  5. Communicate with supervisor, vendors working on projects at the site.
  6. Make-ready units and walking units once completed. Utilize make-ready checklist in every unit. Keep an adequate inventory of make-ready units to meet the marketing and leasing efforts of the community.
  7. Walk all vacant apartments within 3 business days from move-out or skip. Prepare list of charges for Assistant Manager. Take photos of all damages.
  8. Utilize on-the-job training and performance management to develop competencies so that one can take on greater responsibilities and be prepared for a promotion. 
  9. Communicate to tenants via signage or emails a change in building status, i.e., closed for holidays, water shut off, pool closed etc.
  10. Attend monthly safety meetings and inspections in accordance with company policies and procedures. Maintains Community Safety Data Sheets (SDS). Reports safety violations immediately to the Property Manager. Follow safety procedures and utilizing all safety equipment as necessary.
  11. Assist with schedule inspections needed for fire life safety, including alarm system and fire extinguishers.  Ensure that proper records are maintained, and that permits are obtained.
  12. Respond to all service requests within 48 hours. Communicate to Property Manager if the repairs cannot be made in 48 hours.
  13. Handle maintenance on-call every other week and check after-hours requests daily.
  14. In the event of an emergency, oversee emergency operations. Contact Property Manager and ownership with any major issues immediately.
  15. Responsible for possessing and maintaining personal hand tools, reporting to work on time as scheduled and in proper uniform. 
  16. Attend continuing education courses and seminars on maintenance and repair to keep abreast of latest technologies and procedures. 
  17. Remain aware of current codes, procedures, and regulations affecting the property.
  18. Complete all required training annually, which includes, but is not limited to, Fair Housing and Sexual Harassment.
  19. Other duties as assigned.

 Special Equipment, Machines and Tools Used:

Yardi Voyager, Outlook, Microsoft Office, printer, scanner, phone and voice mail systems.

Capable of sustained physical activities with the ability to lift heavy equipment and materials (up to 100 lbs.). Lifts, carries, pushes, and pulls a variety of material such as tubing, pipe, valves, electrical components, motors, pumps, refrigerant containers, test instrument, fixtures and equipment. Climbs ladders, balances, stoops, kneels, crawls and crouches to gain access to wiring and equipment. Must be willing and able to work inside and outside.

High School diploma, GED or related experience and/or training.

Universal HVAC certification required.



Must have valid driver’s license.

A minimum of four years’ experience in a residential maintenance is preferred.


Skills, Abilities, and Physical Requirements:

Requires frequent walking, standing, lifting bending reaching, twisting.  Also requires ability to ascend stairs and ladders.  Excellent verbal and written communication skills required.  Strong interpersonal skills required with the ability to handle all types of people in a variety of situations.  Able to prioritize projects, manage multiple tasks, and meet deadlines in a timely manner.  Must be organized and detail-oriented.  Able to maintain a professional attitude while working with residents, vendors, and all Sterling Management Company staff.  Strong grasp of the Company’s priorities and vision.
